
November is here and fall is in the air in Charleston! Traditionally, November and December are great months in respect to the weather in the Low Country. If you’re into local beers, be sure to check out Charleston Beer Week which runs through the 6th. The Coastal Carolina Fair is back and runs from the 1st through the 7th. November is time to remember our Veterans and Thanksgiving is a time to be thankful for our abundance of activities, among other things. Christmas preparations will be getting underway soon too starting with the 32nd Annual Holiday Festival of Lights at James Island County Park beginning on the 12th. While the Charleston real estate market continues its incredible run, we are having trouble keeping up with the sales from the record year of 2020. At midyear, we were up 32% in transactions year to date over the same 2020 period. Currently, we are only up 16% over the same period. The second half of 2020 was spectacular, and our current inventory will just not allow us to keep pace. 2021 may end up being about the same as 2020 with around 22k properties sold in the Charleston area. Our median sales price is up 17% to around $350k. If you’re thinking about selling your home, you haven’t missed your chance. We’re very much still in a seller’s market, but the incredible rate of appreciation we’ve been experiencing has started to slow as of late. Home prices are still rising, albeit a bit more slowly. Despite the increase in new inventory, houses are still selling in under a month.
