Believe it or not, June is here! In Charleston, it’s officially beach season. Don’t miss the second week of the Spoleto and Piccolo Spoleto Festivals. These are possibly the greatest arts festivals in the United States. There are far too many wonderful events to list here. The Charleston Farmers Market is back in Marion Square downtown each Saturday all summer long! Check out the concerts on the Green at Freshfields Kiawah every Friday evening. Party at the Point Happy Hour Concert Series is every Friday at the Charleston Harbor Resort and Marina. The Riverdogs are back at home this month too. Charleston real estate sales continue to be very consistent to the activity from last year. Mortgage rates have moved back to the 7% level.  The Fed had predicted three cuts for 2025, but has now backed off committing to any. Year to date, we are down 3% in transactions from last year. The Charleston area median sales price is still strong though with a 3.6% increase year over year and is now at $440k. 

Meanwhile, the Charleston economy is booming. Qatar Airways and Boeing made a jumbo announcement on May 14th. The carrier and aircraft manufacturer signed an agreement for the purchase of up to 210 wide body jets. This order sets a new record as the largest wide body order for Boeing, including the largest order for North Charleston-made 787 Dreamliners. It also is the largest order ever placed by Qatar Airways. This purchase, which also includes additional orders for Boeing’s new 777-9, will support approximately 400k jobs in the US.  Beginning September 3rd, American Airlines will increase its current service between Charleston and LaGuardia to twice-daily service, with a further increase to three daily flights starting November 3rd. Charleston is generating almost half of the total tourism economic impact in South Carolina, bringing in $14.03B in 2024, which is a 7.1% increase from the previous year. In 2024, almost a quarter of Charleston’s economy was attributed to the 7.89M tourists who came into the region. Compared to 2023, those numbers are at an all-time high.  Charleston’s tourism industry hit a record for nearly five million hotel room nights sold, maintaining a 70.6% average hotel occupancy rate.  After nearly 80 years in the Lowcountry, Alpha Sheet Metal Works is expanding its operations by 24k sqft and 14 jobs and they are investing $3.7M into the project.
