Charleston Real Estate Market Update – August 2026: Home Prices, Market Trends & Local News

If you’ve been following the national headlines, you might think the housing market is slowing to a crawl. While some parts of the country are experiencing significant changes, Charleston’s real estate market continues to show resilience.

As local REALTORS® who work with buyers and sellers every day, we believe it’s important to look beyond the headlines and focus on what’s actually happening here in the Lowcountry.

Here’s your August 2026 Charleston Real Estate Market Update.

Charleston Home Sales Continue to Outperform National Trends

Charleston’s housing market remained healthy through the first half of 2026.

Compared to the same period last year:

  • Residential home sales increased 5.8%
  • Median home prices rose 2.1% to $450,000
  • The median price of a single-family home reached $485,000

These numbers tell an important story.

While many buyers have been waiting for lower mortgage rates, Charleston continues attracting new residents thanks to strong job growth, a desirable lifestyle, and continued investment throughout the region.

Every Charleston Neighborhood Is Different

One of the biggest mistakes buyers and sellers make is assuming the entire Charleston market behaves the same.

The reality is every area has its own trends.

James Island

James Island continues to be one of the most desirable locations in the Charleston area. Inventory remains relatively limited, and well-maintained homes continue to attract strong interest.

Johns Island

Johns Island remains one of the fastest-growing communities in the region. New construction, expanding retail, and improved infrastructure continue attracting buyers looking for more space while remaining close to downtown Charleston.

Mount Pleasant

Mount Pleasant remains one of Charleston’s strongest luxury markets. While buyers have become more selective, quality homes that are priced correctly continue to sell.

West Ashley

West Ashley continues offering excellent value compared to many neighboring communities. Ongoing redevelopment projects are helping drive continued interest throughout the area.

Is It Still a Good Time to Buy a Home in Charleston?

Many buyers have been waiting for mortgage rates to decline.

While rates remain higher than they were several years ago, buyers today have opportunities they simply didn’t have during the competitive market of 2021 and 2022.

Today’s buyers are seeing:

  • More homes available for sale
  • Less competition
  • More opportunities to negotiate
  • Increased chances for seller concessions
  • More time to make informed decisions

In many cases, buyers can negotiate thousands of dollars in closing costs or repairs that simply weren’t possible a few years ago.

Thinking About Selling Your Charleston Home?

If you’re planning to sell in the next six to twelve months, the best time to begin preparing is now.

Many of the most successful home sales begin months before the property ever hits the MLS.

A few simple improvements can make a significant difference:

  • Fresh interior paint
  • Decluttering and depersonalizing
  • Landscaping improvements
  • Minor repairs
  • Professional photography and video
  • Strategic pricing based on current neighborhood trends

Every home is different, which is why we provide personalized recommendations rather than generic advice.

Charleston Continues to Grow

Charleston’s long-term outlook remains extremely positive.

Several major developments continue to strengthen our local economy.

Recent highlights include:

  • Boeing continues expanding production in North Charleston with additional Dreamliner orders.
  • The Charleston Place has completed another phase of its extensive renovation.
  • Breeze Airways is adding another nonstop destination from Charleston International Airport.
  • Redevelopment continues at Ashley Landing in West Ashley, bringing new housing, restaurants, shopping, and community amenities.

These investments continue creating jobs while attracting new residents to the Charleston area.

What We Expect for the Rest of 2026

Our outlook for the Charleston housing market remains positive.

We expect:

  • Home values to remain relatively stable
  • Inventory to continue improving
  • Buyers to enjoy better negotiating opportunities
  • Charleston to remain one of the Southeast’s strongest long-term real estate markets

Rather than a buyer’s or seller’s market, we’re seeing something healthier—a more balanced market that benefits both sides when expectations are realistic.
