Charleston Real Estate Market Update – June 2026

The Charleston real estate market has remained surprisingly resilient through the first part of 2026 despite higher mortgage interest rates nationally.

According to Charleston MLS data, residential sales from January through April 2026 were up 3% compared to the same period in 2025, while median sales prices increased 1.8% year-over-year.

The current median sales price for homes and condos across the Charleston region now sits around $447,000, while single-family detached homes alone have a median price near $478,000.

Several Charleston-area markets continue to perform extremely well:

  • James Island median prices increased approximately 6% year-over-year
  • Wando / Cainhoy prices jumped nearly 28%
  • North Charleston inside I-526 saw prices rise over 12%
  • Peninsula Charleston inside Crosstown increased over 9%

At the same time, some areas of Mount Pleasant and Daniel Island are beginning to show slight cooling compared to the ultra-competitive market we experienced over the last several years.

Overall, inventory has improved slightly in many areas, creating more opportunities for buyers while still maintaining strong long-term values for homeowners.

Charleston Economy Continues To Grow

Charleston’s economy remains very strong heading into summer 2026.

  • Charleston-based Bittermilk announcing an $8.2 million expansion in Ravenel
  • MUSC partnerships focused on healthcare innovation
  • Continued multifamily and commercial investment throughout Summerville and Berkeley County
  • New waterfront recreational investments and infrastructure improvements throughout the Lowcountry

Charleston continues to attract:
