July is here, and the Lowcountry heat is on! From fireworks to festivals, this month is packed with events to help you soak up the season. Fourth of July celebrations and fireworks displays will light up the sky across the Charleston area. The Charleston Farmers Market continues every Saturday at Marion Square throughout the summer, offering fresh produce, handmade goods, and local eats. The Mount Pleasant Farmers Market is open every Tuesday through October, while the Sunday Brunch Farmers Market takes place weekly at the Pour House on James Island. You can also enjoy live music at Concerts on the Green at Freshfields Village on Kiawah Island every Friday evening. For those looking to unwind by the water, the Party at the Point Happy Hour Concert Series returns every Friday at the Charleston Harbor Resort and Marina.

In real estate news, sales activity in Charleston for 2025 is tracking closely with last year’s numbers. So far, transaction volume is down just 1.4% year-to-date compared to the same period in 2024. Mortgage rates have edged back up to around 7%, with the Federal Reserve choosing not to make any changes at their June meeting. Despite the slight dip in transactions, the median sales price remains strong—up 3.5% over 2024—bringing the current median to $440,000 across the Charleston area. The local economy continues to thrive. Breeze Airways has launched a new nonstop seasonal route from Charleston to Burlington, Vermont, operating twice weekly on Mondays and Fridays. Pensievision, a Charleston-based company specializing in 3D imaging for cervical cancer treatment, is making headlines as it prepares to send its technology into space. This August, their imaging device will head to the International Space Station as part of a research mission monitoring microbial survival in extreme environments. Meanwhile, Fourthline Capital Management LLC has acquired the historic 200 Meeting Street building—its first sale in over two decades. The property spans 145,000 square feet of office and retail space and includes a four-story parking garage with over 350 spaces. Plans are underway for significant renovations.

In Summerville, RoadOne Intermodal Logistics has leased a brand-new 384,000-square-foot industrial building, while local engineering and design firm SeamonWhiteside has acquired a 30,000-square-foot Class A office in Mount Pleasant. Avison Young facilitated the $4.5 million transaction on behalf of Long Point Center LLC. Also making headlines, Roper St. Francis Healthcare has broken ground on a $1.2 billion hospital project that will employ approximately 3,600 construction workers over the next four years, with completion targeted for 2029.

Amazon has expanded its local footprint by opening a Same-Day Delivery facility in Jedburg Logistics Park, a 150,000-square-foot center that will generate over 100 full-time jobs, starting at $18.50 per hour. Charleston County has launched its new Housing Trust Fund with $8.35 million allocated from local tax revenue. These funds will support the development of both rental and for-sale housing through acquisition, construction, rehab, and planning loans. Finally, big news on the hospitality front: Four Seasons has announced its first South Carolina hotel, to be built on Meeting Street in Charleston. The development will feature a spa, fitness center, dining, event spaces, 139 hotel rooms, and 36 luxury residences priced from $5 million, with an expected completion in 2028.
