The Charleston housing market remains consistent with activity over the past 12 months. Mortgage rates have recently dropped to just under 7%. The Fed had predicted multiple rate cuts for 2025, but they have now backed off any. Year to date, we are down almost 2% in the number of home sales. The Charleston area median sales price is still strong though with a 3.6% increase to $435k.
The Charleston economy is booming. SHL Medical recently opened a new state-of-the-art manufacturing facility in North Charleston, investing $220 million and creating 300 jobs. The 360k sqft facility will produce SHL Medical’s advanced autoinjectors which treat conditions like obesity, autoimmune disorders and rare diseases. With a key infrastructure project now complete, SC Ports’ busiest container terminal can once again handle three mega container ships simultaneously at any tide, providing expedited logistics and consistent fluidity for ocean carriers calling on the Port of Charleston. The Charleston Airport has launched international service with weekly flights to Bermuda. MUSC will begin planning and construction of a state-of-the-art comprehensive cancer hospital in Charleston.
