April is here and spring has arrived! There are Easter Egg Hunts all over Charleston and lots of Easter Brunches on April 20th. A sure sign of spring in Charleston is the Cooper River Bridge Run on April 5th. Our local farmers markets are reopening this month. The Charleston Farmers Market is in Marion Square downtown each Saturday starting April 12th. For 77 years, the Historic Charleston Foundation has celebrated houses, history, and culture through its annual spring festival. Live like a Local through a variety of Tours & Events, with exclusive access to some of the most beautiful private houses and gardens in Charleston during the Charleston Festival until April 13th. Charleston real estate sales are still similar to last year. Mortgage rates have moved back to just under the 7% level. The Fed had predicted three cuts for 2025, but they have now backed off any cuts. Year to date, we are down almost 3% in transactions from last year. The Charleston area median sales price of $430k is still strong with a 3% increase from this time last year.

Meanwhile, the Charleston economy is booming. West Ashley and Mount Pleasant will be the first in SC for the expansion of IQ Fiber, a fiber optic Internet service from Jacksonville, FL. The IQ Fiber investment in the Charleston region is more than $40M and will employ 20-25 local employees. National groups HITT Contracting and BE&K Building Group have partnered as contractors on Boeing’s $1B expansion project in North Charleston. Charleston Southern University’s board of trustees has approved the construction of a new residence hall on campus.   The newest three-story suite-style residence hall will house 216 students. A Wyoming real estate investment firm has acquired Planters Inn, a luxury hotel in downtown Charleston. With the acquisition, Crystal Creek Capital will also oversee management of the 64-room hotel and is planning an extensive renovation. Celebrating 20 years, Charleston Wine and Food Festival hosted more than 90 events ranging from themed dinners and panel discussions to the three-day culinary village hosted on The Citadel football field. Since 2005, CHSWF has roughly $170 million in economic impact on the region, $535k of which has been contributed to scholarships and local initiatives. Daniel Island tap house, Crafthouse North, is expanding with a new Charleston location in Carolina Park. Work has begun on a mixed-use development in the Lowcountry that will include a hotel and marina. Highland Resources Inc. recently broke ground on the infrastructure for Magnolia Landing, a planned mixed-use community located along the Ashley River in Charleston. Spanning 192 acres, the community will offer a blend of parks, marina, residential offerings, hospitality offerings, office space, retail shops, restaurants, waterfront docks and a variety of entertainment options, all set against more than a mile of river frontage. Del Webb, known for building senior living communities around the country, has brought a third location to Charleston.  The community is made for adults over 55 and will be located on the Cainhoy Peninsula in Berkeley County. Doors are expected to open for residents in late 2025 or early 2026.
