February is here and we’ve already had snow again in Charleston! The Southeastern Wildlife Exposition (SEWE) is one of the year’s biggest events in the Low Country.  It will be during the weekend of the 14th-16th. February is black history month and you can join the African American History and Heritage Walking Tour downtown at Liberty Square all month long. Dock Street Theater will be performing The 39 Steps until Feb 16th and The Glass Menagerie from Feb 26th through Mar 16th. Here is your February calendar of events for the Charleston area:

Charleston real estate sales have been pretty consistent over the past couple of years. Mortgage rates are hovering around 7%. The Fed had predicted three rate cuts for 2025, but they have now reduced that down to two. The last couple of years saw about 16k transactions each year. The last year before 2023 that we had less than 17k transactions was 2015. The number of sales in 2024 was up 1% year over year.  The Charleston area median sales price is still strong with a 3.5% increase and our median sales price is now at $428k. If one wanted, you could say that the number of home sales in the Charleston area in the decade from 2015-2024 were pretty similar, except for the three covid years 2020-2022. Lots of businesses had spectacular sales during the covid years. However, that should not be a baseline for your business. It was an anomaly. 

Meanwhile, the Charleston economy is booming! Boeing revealed plans to expand its operations in Charleston County with a $1B investment in infrastructure upgrades at its existing site which will create 500 new jobs over the next five years. Over the past year, the Charleston County Economic Department helped create over 1,000 new jobs and generated $1.28B in capital investment throughout the county. Of the 15 projects the county facilitated last year, Boeing’s $1B investment stands as the largest single investment in Charleston County’s history.  The City of Charleston broke ground on the $74M West Ashley to downtown pedestrian/bike bridge. The Charleston International Airport is busy and saw a 1.5% increase in passenger traffic in the 2024 holiday season from the previous year.
