November is here and fall is in the air in Charleston. The excitement is about to begin with a couple of big holidays coming in the next two months.  The Coastal Carolina Fair continues through Nov 10th. It’s a great time of year to check out your local farmers markets. The Charleston farmers market is in action each Saturday from 8am-2pm in Marion Square. The Mt Pleasant farmers market is on Tuesday afternoon at Moultrie Middle School. The North Charleston Farmers market is held each Thursday at the Park Circle Pavilion. Charleston real estate sales are about the same as they were last year. Higher mortgage rates are still having a big impact on the housing market, but the Fed cut rates by half of a percentage point in September.  Through September 2024, we are down 0.6% in transactions versus the same period last year. Our median sales price is still strong with a 4% increase year over year. The Charleston area median sales price is now at $430k.  

Meanwhile, the Charleston economy is booming. Google began work on two data center campuses in Dorchester County. The tech giant announced a $3.3B investment in South Carolina to expand its cloud and data center infrastructure. This should create 200 new jobs in Dorchester County and approximately 1,200 long-term construction jobs.  South Carolina’s technology sector has resulted in a $51.7B economic impact on the state, according to the SC Competes 2024 SC Tech Economic Impact Study.  The SC tech industry has grown at twice the rate of the overall economy in the last decade. 84 Lumber, included on Forbes’ list of America’s largest private companies, has selected Clarendon County to establish the company’s second component plant in SC. The $13.4M investment will create almost 100 new jobs. The SC DOT was approved for $195M in federal grant money from the US DOT to help fund the Long Point Road Interchange project in Mount Pleasant. The National Medal of Honor Center for Leadership has announced plans to build a $75M, 50,000-square-foot training center and immersive visitor experience at Patriots Point in Mt Pleasant. Smithey Ironware Co. is expanding its operations to Charleston County with a $3.1M investment, creating 16 new jobs.
