Charleston real estate sales are about the same as last year. Higher mortgage rates are still having a big impact on the market, but the Fed cut rates by half a percentage point in September. Through August 2024, we are up 0.6% in transactions versus the same period last year.  The Charleston area median sales price is still strong with a 4% increase and our median sales price is now at $430k.

Meanwhile, the Charleston economy is booming. The federal government has awarded $150M for the development of an Orangeburg County facility for the production of graphite, key to the domestic electric vehicle battery industry and energy storage market. This new production site would supply approximately 25k metric tons of synthetic graphite annually to meet the projected US electric vehicle and energy storage market demand. This project is estimated to create hundreds of full-time and construction jobs. Lowcountry Oyster is amid a $6.4M expansion, which will offer about 30 more jobs. A global online provider of used shipping containers has expanded its North American operations. Eveon Containers’ expansion will include a new headquarters in Charleston County creating more than 25 new jobs in the next five years. East Coast Warehouse & Distribution has established its first SC facility in Charleston, creating 52 new jobs. The company, a temperature-controlled logistics provider throughout NY, NJ, Baltimore, Philadelphia and Savannah, invested $14.5M into the new Charleston operations. Kiawah Partners and the Medical University Hospital Authority have partnered to develop a $30M medical pavilion on Kiawah Island. The Charleston Place, a luxury hotel located on King Street in downtown Charleston, has completed the first phase of a $150M renovation.
