Charleston real estate sales are about the same as last year. Higher mortgage rates are still having a big impact on the housing market.  They are now currently around 6.5% , but the Fed is getting ready to make some cuts. Through July 2024, we are up almost 2% in transactions from last year and our median sales price is still strong with a 3.6% increase. The Charleston area median sales price is now at $430k.

Meanwhile, the Charleston economy is booming. The Berkeley County Emergency Services Training Center received more than $1.5 million in state funding for expansion and facility upgrades at its site in Moncks Corner. Charleston City Council has taken the first step to create a TIF district at the Union Pier site that officials say could generate over $20 million each year. Charleston-based Adams Property Group has signed four new retail leases at the Gaslight Shopping Center in North Charleston. This includes the James Beard nominated restaurant Kiki’s Chicken and Waffles. Chick N Max plans call for bringing seven restaurants to the area. Auberge Resorts Collection recently opened The Dunlin, a new coastal resort in Kiawah River. Two Charleston restaurants, Xo Brasserie and Costa, have been named by Yelp as “Best New Restaurants in the South”.
