Charleston real estate sales are getting off to a similar slow start to last year. Higher mortgage rates are still having a big impact on the market. They are now about 7% and the Fed is having a difficult time fitting in a rate cut. Halfway through 2024, we are even in transactions versus last year.  The Charleston area median sales price of $429k is still strong with a 3.5% increase from this time last year.  However, we have seen a small decline in the number of properties going under contract so far this year.  We have seen inventory rise a bit, but it is still comparatively low due to homeowners with low mortgage rates unable to see and take on a much higher rate.

Meanwhile, the Charleston area economy is booming. A Charleston information technology service company has expanded operations in a move that is expected to create nearly 100 new jobs. Located at 997 Morrison Drive, Portside Technology recently expanded to two office spaces on the second and fifth floors of the Charleston Tech Center. Founded in 2020, Portside Technology services Charleston as well as surrounding areas with IT services and technology infrastructure to small- and mid-sized businesses. Nearly 117,000 travelers descended on Charleston International Airport during the Fourth of July holiday. This is a 12% increase and a new record. A new weekly ship service from Ocean Network Express establishes a direct connection between India and South Carolina Ports. ONE launched its new West India North America service at the Port of Charleston recently with the arrival of the ONE Modern at Wando Welch Terminal. MUSC Health University Medical Center in Charleston was named by the U.S. News & World Report for the 10th year in a row as the No. 1 hospital in South Carolina, with two of MUSC Health’s specialty areas ranking among the best in the entire country. Production has begun on Volvo Cars’ fully electric flagship SUV at its plant in Ridgeville. The first customer deliveries of the EX90 are scheduled for the second half of this year.  Allegiance Flag Supply now produces between 1,100 and 1,200 American flags a day — 100 times the amount it produced in 2018. The company continues to grow, having recently announced a $6.3 million expansion in Charleston County.  Elite Home Care and Day Center, an adult day care company, has purchased a 6800sqft property in Charleston on Cross County road.  A multimillion-dollar grant award will allow Home Telecom to expand its broadband network in rural Berkeley and Dorchester counties.
