June is here and that means the 17-day Spoleto Festival arrived in Charleston on May 22nd with some of the best art and performances of the year. Piccolo Spoleto will be going on as well with more of bent on local artists and performers. The Charleston Farmers Market is back in action each Saturday from 8am-2pm in Marion Square. There is also a Farmers Market on James Island on the first Friday of each month at the town hall and West Ashley on Wednesdays from 3-7pm in Ackerman Park. Charleston real estate sales are getting off to a similar slow start in 2024 as we did last year. Higher mortgage rates are still having a big impact on the market, which are now about 7%. Through April of 2024, we are up 3.6% in transactions versus last year. Our median sales price is still strong though with a 5% increase over the same 2023 period. The Charleston area median sales price is now at $425k. We have seen a small decline in the number of properties going under contract so far in 2024.
In economic news, CBRE has secured a $30.9 million construction loan for The Marketplace at Carnes Crossroads, an 82,622-square-foot Publix-anchored shopping center in Goose Creek. Breeze Airways has returned nonstop service from Charleston to Los Angeles. The service will double to four times weekly from June 12. Spirit Airlines has added a nonstop flight from Charleston International Airport to Detroit (DTW). Service begins July 10. Columbia Vehicle Group, an electric vehicle manufacturer, has set its sights on Aiken County for its first South Carolina facility. They have selected Aiken County for the company’s first SC operation. The company’s $12.2M investment will create 180 new jobs. A German-based industrial heavyweight is joining with a manufacturer with ties to South Carolina to create a sustainable battery ecosystem in The Palmetto State. Kontrolmatik, a systems integrator and global EPC leader in power generation, transmission, and distribution, and its subsidiary Pomega Energy, a battery manufacturer, has announced an engineering alliance with Siemens. Development is well under way on Pomega’s 500,000-square-foot, $300 million factory in Colleton County. The factory is expected to begin battery production this year and create over 500 new jobs. Masters Steel, a structural steel fabrication and erection company in Jasper County, will expand its operations with a $10 million investment and 14 new jobs. Orangeburg County broke ground this week on the new Orangeburg-Calhoun Technical College’s campus in Holly Hill. TTS Studios, a custom fabrication company, plans to invest $845,000 in its Charleston County operations, an expansion that will enable the company to create 14 new jobs. Tradd Advisory, a freight transportation services provider, is expanding its operations in Mount Pleasant with an almost $90k investment that will create 100 new jobs in the next five years. Work has begun on the Technical College of the Lowcountry’s $26 million workforce training center. The 50,000-square-foot center will be the second building on the TCL New River campus that spans Beaufort and Jasper counties. The new facility will increase TCL’s capacity by an estimated 850 students. GovCIO, a technology company government contractor with more than $1 billion in government contracts, officially opened its first Charleston office and high-tech lab strategically located less than a mile away from Joint Base Charleston and U.S. Naval Information Warfare Center Atlantic. The International African American Museum is the recent recipient of a $1 million grant from The Duke Endowment. Nucor Steel Berkeley broke ground on the construction of a new galvanizing line on May 2. The $425 million investment will create more than 50 new full-time jobs.
