Spring is here and the azaleas are in bloom! It is a great time to visit the gardens throughout the Low Country. The Charleston Farmers Market will be back in action each Saturday from 8am-2pm in Marion Square starting on April 13th. Climb aboard the Charleston Princess for Blues and BBQ on the water. There’s also Cheers on the Pier at the Mount Pleasant Pier on April 11th and 25th. The Festival of Houses and Gardens, now known as the Charleston Festival, will continue through April 14th. The Dock Street Theatre will be performing Beautiful: The Carole King Musical starting on April 10th. The Queen Street Playhouse will also be performing a musical, Urinetown, starting April 12th. Charleston real estate sales are getting off to a similar slow start to last year. Higher mortgage rates were the main reason for slower sales. Rates are currently hovering around 6.5%. The Federal Reserve announced their plans to reduce rates three more times this year. However, recent upticks in the economy have led them to pull back a bit and it may take longer into the year before we see those rate reductions. After the first two months of this year, we are up 7.5% in transactions versus the same time last year. The Charleston area median sales price is still strong with a 6% increase YTD and is currently around $420k. We have seen a slight decline in the number of properties going under contract so far this year.
In economic news, DRS Naval Power Systems has selected Berkeley County to establish the company’s first SC operation. The company’s approximate net investment of $120M is expected to create 58 new jobs. The company will build a 140k sq ft manufacturing and test center in Goose Creek. Gnosis Freight is investing $439k in a project that will create 51 new jobs over the next several years. Charleston Southern University has opened a center to cultivate relationships among area residents and businesses. Global Charleston officially opened its office after a March 15th ribbon cutting ceremony at the Hunter Center on campus. Citing a critical need for emergency services on Johns Island, Trident Health has revealed plans to begin construction on Johns Island Emergency, a freestanding emergency department. The news comes 5 months after the health system announced plans to build a 50-bed, $270M hospital on Johns Island. A national commercial and multifamily mortgage banking company has secured a $40M construction loan to build a Class A industrial park in Mount Pleasant. SC Ports plans to purchase the former WestRock paper mill site in North Charleston to further expand port capacity at the Port of Charleston. The additional land will expand the terminal’s capacity to handle 5M containers in the future, and create 5k feet of linear berth space for container ships and approximately 400 acres of terminal space for cargo.
