We made it through January and that means that we can look forward to the Southeastern Wildlife Expo here in the Holy City. The Stingrays are back on the ice and the Dock Street Theatre will be performing Chicken and Biscuits until Feb 11th. Black History month will be celebrated all month long at Boone Hall Plantation. Charleston real estate sales in 2023 were similar to the majority of the country. We were down 15% in transactions compared to 2022. Higher mortgage rates were the main reason for slow sales. They have currently softened to around 6.5%. This may sound high but they spent some time around the 8% mark last year. The Federal Reserve announced their plans for 2024 were to implement a few more rate reductions. They feel like they are seeing signs for a soft landing where they have been able to reduce inflation without sending the economy into a recession.  The Charleston area median sales price did go up almost 3% to $414k. That seems trivial when compared to the 45% increase over the last three years in Charleston.

Meanwhile, the Charleston area economy has been doing great! Breeze Airways announced it is returning nonstop summer seasonal flights between Charleston and LA beginning May 3rd.  The Charleston International Airport set a record in 2023 with more than 6M travelers. Tesla will open a regional distribution center in Greenville in 2024. Redwood Materials, a producer and recycler of anode and cathode battery components for electric vehicles, announced it is breaking ground for the first phase of construction at its Battery Materials Campus. The entire project is set for 600 acres and a $3.5B investment in Berkeley County. It’s estimated that 1,500 people will be employed within the next 10 years. SHL Medical, a Switzerland based provider of advanced drug delivery solutions is building a $150M facility in North Charleston. Nix Development received financing for a $26M, 72-unit affordable senior housing community planned for Johns Island. The Beach Company announced that Hutton and Home would move into the ground floor retail space of the Jasper.
