July and the summer heat are here! There are lots of Independence Day celebrations all over the Charleston area. Music on the Green is at Freshfields on Kiawah each Friday evening all summer. They also have the Starlight Cinema Series on the Green at Freshfields every Wednesday evening. The Charleston Farmers Market is in full swing on Saturdays at Marion Square. Real estate sales continue to be slightly tepid mostly due to the rise in mortgage rates. Year to date, sales are down 24.2%. Inventory in Charleston continues to be low because it’s difficult for current homeowners to sell their home with a mortgage of 3.5% and take on a new 7% mortgage. The Fed did not raise rates at their last meeting but indicated that there would probably be at least two more hikes coming soon to try and get a handle on inflation. Our median sales prices continue to go up and it will until there is more inventory and/or less demand. The current median sale prices in Mt Pleasant are around $730k and on James Island they are around $525k. Daniel Island sales prices now have a median of about $1.2M.  We are still in a sellers’ market because of the low inventory throughout the Charleston area.  

Meanwhile, the Charleston area economy has been doing great! Boeing is selling planes faster than anytime in its history with 250 order commitments in the last six months. Avelo Airlines launched another new nonstop flight from Charleston to Philadelphia/Deleware’s Wilmington Airport. The International African American Museum recently opened. A global industrial equipment manufacturer, Protego, is expanding its Charleston County operations with a $10M investment that will create 39 new jobs. A manufacturer and provider of fleet upfit solutions, Ranger Design, will establish its first SC operations in Charleston County with a $1.5M investment that will create 50 new jobs. All of the homes in Phase II at the mixed-use lifestyle community The Waterfront Daniel Island have been sold. Bookfield Restidential has been added to the builder program at Nexton in Summerville. More funding announcements were made in June for the $625M mass transit system in Charleston. The construction is set to begin in 2026 and it’s expected to come online in 2029.
