October is here in the Low Country! We should see some signs of fall soon and maybe some lower temps. Boone Hall Fright Nights are a great way to celebrate Halloween. There will be lots of Oktoberfest celebrations at various breweries around town. The MOJA Festival is in town from the 1st through the 10th. We hope cooler weather will hit for a few days at least when the Coastal Carolina Fair kicks off on Oct 28th. The calendar actually seems overloaded with music events this month too! While the Charleston real estate market continues it’s incredible run, we are beginning to have trouble keeping up with the sales from the record year of 2020. At midyear, sales were up 32% in transactions year to date over the same time last year. The second half of 2020 was spectacular and our current inventory will just not allow us to keep pace. Inventory of homes for sale in Charleston dropped from 5,000 active listings a couple of years ago to below 1,300 this summer. We are finally back up to almost 2,000. Ideally, we would need to have about 10k active listings to be in a balanced market based on our current rate of sales. The seller is still very much in command in our current market. The median sales price in Charleston is up 17% from this time last year and is currently right around $350k. For the first time, both zip codes in Mt Pleasant are showing median sales prices over $550k!
